6-month biannual inspection

Cracked caulking can cause moisture buildup, mold, cabinetry damage, and tenant complaints.

Smoke/CO detection required in the hallway. Missing or non-functioning devices create liability exposure.

Same moisture risk as kitchen caulk — addressed during the survey visit under the PMP.

Second 6-month inspection
Report: 79 pages · survey value $149 · October 28, 2024. Many of the same watch items appeared, with clear improvement where tenants had received written notice:
- Front porch repairs completed
- Kitchen and bathroom caulking still in good shape
- New, functioning smoke alarm
- Face plate installed on primary bedroom closet outlet
- Handrail cleaned and painted
- Debris along side of house removed; clutter reduced

Conclusion
