For Insurers

See the rental, not just the roof

The Rental Property Condition (RPC) report from Envision Property Services gives carriers a consistent, photographic view of insured rentals. Reports followRPCS v1.0and are completed by CRCA™-certified analysts — a shared language for underwriting review and claims context.

Insight into condition and deferred maintenance — not a loss-ratio guarantee. Envision Property Services does not promise claim-reduction percentages or underwriting outcomes.

Who this is for

Carriers underwriting rental portfolios

Property and casualty carriers, MGAs, and program underwriters who want verifiable condition documentation on rental risks — especially multifamily and scattered single-family books — without reinventing inspection standards in-house.

Property managers and owners can order the same RPC so the report that lands with the carrier matches the report they already use for operations.

What carriers gain

Visibility, language, and a photo chain

01

Condition visibility

A structured view of property condition at a point in time — rooms, systems, and exterior — so underwriters and claims staff are not guessing from sparse photos or verbal notes.

02

Shared language

RPCS v1.0 defines how condition is described. Carriers, managers, and field analysts can refer to the same categories and ratings instead of ad-hoc checklists.

03

Photo documentation chain

Reports include systematic photography tied to the survey. That archive supports underwriting files and later claims context when questions arise about pre-loss condition.

04

CRCA™ analysts

Field work is performed by Certified Rental Condition Analysts trained to the published standard — reducing variance across properties and inspectors.

05

A clear $199 path

Single-unit RPC reports start at $199. Portfolio and B2B arrangements begin at the same floor, scoped to doors and cadence — no opaque “loss-ratio product” pricing.

How an RPC works

From order to delivered report

  1. 01

    Order / schedule

Carrier, manager, or owner requests an RPC for a unit or portfolio slice. Access and timing are confirmed with the property contact.

  2. 02

    On-site survey

A CRCA™ analyst walks the property to the RPCS v1.0 scope — interior, exterior, and visible systems — documenting what is observed.

  3. 03

    Photo documentation

Systematic photos are captured and tied to the survey sections so the written ratings have a visual record.

  4. 04

    Standardized scoring

Findings are recorded against the published categories and condition language in RPCS v1.0 — not a free-form narrative alone.

  5. 05

    Delivered report

The finished RPC report is delivered for the ordering party’s files — and can be shared with underwriting or claims when they request condition documentation.

The RPC package

Standard & certification

RPCS v1.0 and CRCA™

RPCS v1.0 (Rental Property Condition Standard) is the published open standard for how rental condition surveys are structured and described. Read the standard atnrpsinstitute.com/standard.

CRCA™ (Certified Rental Condition Analyst) is the field credential for analysts trained to perform surveys to that standard.

Affiliation disclosure: the National Rental Property Standards Institute (NRPS) was founded by Envision’s founder. The RPCS standard is published openly so other operators and carriers can adopt the same language. Envision is a service provider that performs surveys to the standard; publication of the standard does not create a closed or exclusive network.

Pricing

$199 per report · B2B from $199

A single-unit Rental Property Condition report is $199. Business-to-business and portfolio arrangements start at the same $199 floor, with volume and cadence scoped for the book.

Pricing is for the inspection and report — not a claim product, not a premium credit, and not a guaranteed loss-ratio outcome.

Pilot

Portland metro / Oregon · 500–1,000 doors

We are opening a carrier pilot in the Portland metro area and broader Oregon for a book of roughly 500–1,000 doors. The goal is to prove operational fit: scheduling, CRCA™ delivery, report quality, and how underwriting and claims teams actually use the photo-documented condition file.

If you underwrite rentals in this geography and want a bounded, photo-documented condition layer on a slice of the book, we should talk.
