Drive-By & Security Checks
Drive-by and security checks from Envision Property Services add visibility between scheduled inspections. They focus on exterior security, visible condition, and signs of concern — helping managers and owners stay aware of potential issues without entering the home or disrupting occupants.
Checks use standardized observation protocols aligned with NRPS Institute guidance for consistency, neutrality, and clear documentation. They are not a substitute for full inspections — they fill the gaps so issues are less likely to escalate unnoticed.
Properties can change quickly. A broken window, unsecured door, or visible damage can escalate if left unnoticed. Drive-by and security checks provide a lightweight way to monitor exterior condition and security — supporting timely response without unnecessary intrusion.
What we observe
Exterior-only, publicly visible
Checks are limited to publicly visible exterior observations and confirm that a property appears secure and intact at the time of the visit. All observations are recorded factually, without assumption or attribution — early indicators, exterior concerns, and obvious maintenance items only.
- Doors, windows, and garages appearing secure
- Signs of forced entry, vandalism, or damage
- Obvious exterior damage or deterioration
- Unusual activity or indicators of vacancy
- Accumulated mail, packages, or debris
- Exterior safety concerns visible from the street or common areas
Documentation
Time-stamped observations
Each check includes documented, time-stamped observations that can be referenced if follow-up is needed. When concerns are observed, findings are communicated clearly so property managers can determine next steps and continuity between full inspection cycles is preserved.
When drive-by checks are most useful
- Between scheduled occupied surveys
- During extended vacancies or listing periods
- Following weather events or neighborhood incidents
- When owners or managers want added exterior visibility
