Move-In / Move-Out Surveys

Move-in and move-out surveys from Envision Property Services establish a clear, defensible record of property condition at key tenancy transitions. Completed by CRCA™-certified analysts and documented through a standardized Rental Property Condition Report with comprehensive 360° photo documentation.
The purpose is an objective condition baseline — before occupancy begins and immediately after it ends — so managers and owners have consistent documentation for maintenance, turnover planning, and potential tenant-related charges. Surveys follow NRPS Institute protocols for thorough, repeatable, neutral documentation.
Clear documentation at tenancy transitions protects everyone involved. Without a reliable condition baseline, disagreements often arise from incomplete records or subjective recollections. Move-in and move-out surveys create a neutral, well-documented snapshot when it matters most.
Survey details
Higher detail than occupied visits
Analysts conduct a structured review of interior and exterior areas, documenting conditions factually and without assumption — focusing on what is visible rather than assigning cause or responsibility. Third-party neutrality is the point: a record both sides can trust.
Interior
- Walls, ceilings, flooring, doors, trim, and fixtures
- Kitchens and bathrooms, with attention to moisture-prone areas
- Appliances and built-in components where present
- Plumbing fixtures — visible leaks, staining, or damage
- Electrical outlets, switches, cover plates, and GFCI functionality
- Smoke and carbon monoxide devices and visible safety components
- General cleanliness and condition as observed
Exterior
- Roofing surfaces and visible penetrations
- Siding, trim, caulking, and exterior finishes
- Gutters, downspouts, and drainage pathways
- Walkways, railings, decks, fences, and exterior safety items
- Yard and site conditions as they relate to property structures

Each survey includes 360° photo documentation — room-by-room and area-by-area coverage that strengthens the RPC report, reduces ambiguity in condition comparisons, and creates a defensible record that can be referenced over time, especially when comparing move-in and move-out side by side.
The RPC report
Reports are photo-documented and time-stamped, structured with standardized categories, written in neutral language, and consistent across cycles — supporting maintenance planning, owner communication, and clearer turnover decisions.
